Five benefits of including a floorplan in your property marketing

If you’re looking to have your property stand out from the crowd and sell it quickly for a good price, a solid marketing plan is a great place to start.

Not only will a great marketing plan catch buyer’s attention and lure them to view the home in person, it will also help them imagine living in or owning the home, and this emotional connection is a key part of the buying process.

When most people think of property marketing, their attention turns to photography, advertising and also video, but in addition to those assets a floorplan is a must.

So let’s look at the benefits of including a floorplan in your property marketing.

Perspective and proportions

While a picture paints a thousand words, a floorplan gives context. It offers an insight into the property’s proportions, layout and orientation. And that helps buyers envisage what it’s like to live in the property.

For example, families with small children may like grouped bedrooms whereas a house of adults may prefer a master wing or guest room.

Which way does the third bedroom face? How many doors and windows? How many steps is it from the office to the coffee machine?

All of these little questions can be answered quickly by looking at the floorplan, which may also include exterior zones such as the deck, pool, outdoor entertaining, and barbecue areas.

Practicality

Floorplans aren’t just about imagination and forging an emotional connection, they also offer a practical purpose.

Maybe somebody needs a good spot for a large piece of furniture that happens to be a family heirloom. Floorplans give a good insight into a property’s size and accessibility, especially if room dimensions are included.

Maybe the next owner has a home business? Or perhaps they have mobility needs, and require wheelchair access.

A floorplan allows buyers to quickly determine whether a property is likely to suit their physical needs, including whether or not there are stairs that will need to be negotiated.

Potential

Floorplans can also reveal a whole lot about a property’s future potential for improvements, additions or renovations.

By studying the floorplans, the prospective buyer can make informed decisions based on available improvement options.

Adjoining walls, bathroom positions and under roof area are all things that buyers may wish to consider before deciding to purchase your property.

Are there multiple entries and easy external access? Sliding or traditional doors? Covered decks or garage spaces? All this is easy to ascertain by looking at the plan.

Professionals

If your property is really piquing interest, a floorplan can also allow prospective buyers to obtain quotes or professional advice.

For example, if the new owner wants to get new carpet before moving in, they can simply take measurements from the plan for a quote.

This could also be helpful when talking to removalists, architects, painters, air conditioning technicians, and appliance installers.

Property documentation

A current floorplan is also useful as part of the overall legal documentation associated with the property.

And while it’s not a legal obligation for the seller to provide one, it is a handy reference as part of the record of the property’s layout, additions, and inclusions.
